Navigating Chicago’s Evolving Housing Market

Chicago’s housing market is experiencing notable shifts, characterized by rising home prices, limited inventory, and significant development projects aimed at expanding affordable housing options.

Rising Home Prices Amid Limited Inventory

Recent data indicates a steady increase in home prices across the city. In March 2026, the median sale price of a home in Chicago reached $410,000, marking a 5.1% increase compared to the previous year. This upward trend is largely driven by a combination of strong buyer demand and a constrained supply of available homes. The average time a home stays on the market has decreased to 50 days, down from 55 days the previous year, reflecting the competitive nature of the current market.

Efforts to Expand Affordable Housing

In response to the pressing need for more affordable housing, the Chicago Housing Authority (CHA) has approved several new initiatives. Notably, the CHA Board of Commissioners recently sanctioned five new Housing Assistance Payment contracts, which will add 94 Project-Based Voucher units in neighborhoods such as Lakeview, Logan Square, Woodlawn, Grand Boulevard, and the Lower West Side. These efforts aim to provide more housing options for residents across the city.

Major Development Projects Underway

Significant development projects are also contributing to the city’s evolving housing landscape. For instance, CEDARst Companies has received approval for a $155 million mixed-use development at 1338 W. Lake Street. This 32-story tower will feature 321 residential units, ground-floor retail spaces, and dedicated affordable housing, enhancing the Near West Side’s urban corridor.

Challenges in the Rental Market

The rental market is facing its own set of challenges. A recent dispute between Zillow and Midwest Real Estate Data (MRED) led to a temporary removal of many Chicago-area rental listings from Zillow’s platform. Although a federal judge has ordered MRED to restore Zillow’s access to its database, this incident highlights the complexities and potential disruptions within the rental market.

As Chicago’s housing market continues to evolve, staying informed about these trends is crucial for prospective buyers, renters, and investors navigating the city’s dynamic real estate landscape.
